Villagely is an all-in-one property management platform. From one system you can collect rent, screen tenants, handle maintenance, run leasing, keep the books, and manage a whole community — and give every property its own website on a custom domain. It's built for anyone who owns or manages property: a landlord with a handful of units, a management company running portfolios for owners, or a self-managed HOA that's tired of doing everything out of a binder.

Why I built it

Villagely came out of The Web Design Hub, my studio that spent years building websites and software for property managers, landlords, and community associations. After enough of those projects, I kept hearing the same complaint from every client — rent lived in one tool, tenant screening in another, the accounting in a spreadsheet, and the community website nowhere at all. Owners couldn't get a straight answer at tax time, and residents had no simple way to pay or file a maintenance request.

That's a lousy way to run a business that's fundamentally about money and trust. The problem was never that any one tool was bad; it was that nothing talked to anything else. Every handoff between systems was a place for something to fall through — a late payment nobody chased, a lease that never made it into the ledger, an owner statement stitched together by hand. So I set out to build the platform I wished my clients had: one connected system instead of five disconnected ones.

How it works

The whole point is that the pieces are wired together. A lease signed online flows straight into rent collection, into the accounting, and into the resident portal — no re-keying, no exporting and importing. Here's what that looks like in practice:

  • Rent collection. Automated invoicing, ACH and card payments, recurring autopay, automatic late fees, and a clean ledger for every unit, with funds deposited straight to the bank.

  • Tenant screening. Applicant-authorized credit, criminal, and eviction reports built right into the leasing flow, instead of a separate service you paste results from.

  • Leasing and e-sign. Paperless applications, lease generation, and built-in e-signatures.

  • Maintenance. Residents file requests with photos; every work order is tracked from open to resolved.

  • Accounting and owner reporting. Property-level financials, owner statements, trust and escrow accounting with bank reconciliation, and 1099 e-filing.

  • Resident portal. A self-service place where residents pay, request, and stay in the loop — which is the single biggest thing that cuts down inbound calls and emails.

  • Community and voting. HOA dues and special assessments, covenant violations and fines, secure online board elections, motions and proxy voting, and amenity reservations.

  • Website builder. Every property or community can have its own professional site on a custom domain — the part that comes most naturally, given where Villagely started.

The community and voting side is where I spent real care, because it's the least served by existing software. Board elections run online with one verified vote per eligible household and a transparent, tamper-evident tally. Every vote is recorded with a timestamp and a complete audit trail, so results hold up if anyone ever questions them. That "audit trail" discipline runs through the whole product — when you're handling rent, deposits, and sensitive applicant data, clean records and bank-grade security aren't features, they're the baseline.

The principle behind it

I tried to ship tools that solve the actual headaches of managing property — late rent, screening compliance, owner reporting — rather than features that only look good in a demo. The other conviction baked in is that residents matter: happy residents renew, so the payment and request experience on the resident side got as much attention as the manager dashboard. The pricing follows the same logic — simple per-unit plans, so you pay for the units you manage and nothing else, starting with a free trial and no setup fees.

Villagely is live at villagely.io as a product of The Web Design Hub, offered across three per-unit tiers — Starter for independent landlords, Growth for growing portfolios and small teams, and Pro for management companies and associations that need trust accounting, HOA governance, per-property websites, and API access. It's the platform I wished existed when I was building one-off tools for property clients, and now it's one system doing the whole job.
